Floor, Hardwood, VCT & Grout Care

Hard floor care is not one service. It is a ladder of treatments, each appropriate at a different point in the finish’s life, and each far cheaper than the one above it. The whole discipline is about staying on the low rungs.

Office Care matches the treatment to the surface — VCT, terrazzo, sealed concrete, LVT, ceramic and porcelain tile with grout, and hardwood all behave differently and none of them want the same chemistry.

What we provide

Most clients run daily and interim care inside their janitorial contract and schedule restoration work on a set cycle.

  • Strip and wax — full removal of old finish down to the substrate and reapplication of new coats
  • Burnishing and buffing to restore gloss between strip cycles
  • Top scrub and recoat — removes the worn top layers without a full strip
  • Auto-scrubbing and machine damp mopping for interim maintenance
  • Tile and grout acid wash and restoration
  • Hardwood care and refinishing
  • VCT maintenance programs on a scheduled cycle

The maintenance ladder, cheapest rung first

Every hard floor program is an attempt to stay as low on this ladder as possible for as long as possible. Skipping the lower rungs does not save money — it forces the expensive ones sooner.

  • Dust mopping and damp mopping — daily. Removes the grit that does the actual damage, by grinding into the finish underfoot.
  • Auto-scrubbing — interim. Lifts embedded soil that a mop pushes around.
  • Burnishing — periodic. Re-flattens and re-glosses the top of the finish.
  • Top scrub and recoat — removes and replaces only the worn upper coats. Far less disruptive and less expensive than a strip.
  • Strip and wax — restoration. Everything comes off, new finish goes down. Necessary eventually; the goal is to need it less often.

Grout is where tile floors actually fail

Ceramic and porcelain tile is nearly indestructible. The grout between it is porous, sits below the tile surface where soil collects, and darkens years before the tile shows any wear. A tile floor that “looks old” is almost always a grout problem, not a tile problem.

Acid washing and grout restoration pulls that embedded soil back out. It is one of the highest-visual-impact services we offer relative to what it costs — restrooms and entry vestibules in particular tend to look renovated rather than cleaned.

Hardwood and the trap of over-cleaning

Commercial hardwood is damaged more often by water and by the wrong chemistry than by traffic. Wet mopping a wood floor drives moisture into the seams; a general-purpose neutral cleaner can dull or soften the finish over time.

We treat hardwood as its own program — correct products, controlled moisture, and refinishing scheduled on the floor’s terms rather than the calendar’s.
