Floor, Hardwood, VCT & Grout Care
Strip & wax, burnishing, top scrub, grout acid wash and hardwood restoration — matched precisely to your surface type.
Learn moreCommercial carpet almost never wears out. It gets replaced because it looks worn out — and the difference between those two things is soil that ordinary vacuuming leaves behind.
Carpet fibers hold dry soil that acts like sandpaper underfoot, abrading the fiber tips until they scatter light differently. That is what “traffic lanes” actually are: not dirt you can see, but fiber damage from dirt that was never removed.
A carpet care program is therefore mostly about removal frequency, with periodic deep extraction to reset the parts that daily vacuuming cannot reach.
Request a free estimateDaily and spot work usually sits inside the janitorial scope; extraction is scheduled on a cycle set by traffic.
A private office carpet and the ten feet of carpet inside a main entrance are the same product having completely different lives. Scheduling both on the same annual cycle over-serves one and badly under-serves the other.
We zone buildings by traffic — entries, corridors and elevator lobbies on a short cycle, open workspace on a medium one, private offices and rarely-used rooms on a long one. The total cost usually lands lower than a flat building-wide schedule, and the carpet that people actually look at stays materially better.
Most of the soil in a building walks in through the front door across the first several strides. Adequate walk-off matting at every entrance — and mats that are actually maintained rather than saturated — removes a large share of it before it reaches carpet at all.
It is the cheapest intervention available in floor care, and the one most commonly under-specified. If your matting is short or tired, we will say so during the walkthrough.
A spill is a spot until it has time to bond with the fiber, at which point it becomes a stain and the removal odds drop sharply. The practical implication is that response time matters more than technique.
Spot treatment is built into the service visit rather than held for the next extraction, and buildings with a day porter get same-hour response on anything that lands in a public area.
