Commercial Disinfection Services in the DMV

Cleaning removes soil. Disinfection reduces pathogens. They are different jobs, they use different products, and one does not substitute for the other — which is why disinfection is scoped separately from your daily janitorial program.

Electrostatic disinfection spraying in a commercial office
Overview

Disinfection Services

Office Care disinfects surfaces using hospital-grade, EPA-registered products applied under CDC-recommended protocols. Two methods do most of the work: electrostatic spraying for coverage, and BioSeal90 where a longer-lasting antimicrobial barrier is wanted.

Disinfection can run as a standing add-on to a daily janitorial contract, as a seasonal ramp-up, or as a one-off response when something happens in the building.

Scope

What the service covers

Scope is set by what the space is used for. A dental suite and an open-plan office get very different treatments.

  • Electrostatic spraying for full-coverage application across rooms and shared spaces
  • BioSeal90 long-lasting antimicrobial protection where a persistent barrier is wanted
  • High-touch point sanitization — handles, switches, rails, buttons, keyboards, phones
  • Restroom and breakroom disinfection on a set cadence
  • Conference and training room treatment between occupancy blocks
  • Routine scheduled programs and emergency or outbreak response

Why electrostatic spraying covers more than wiping

An electrostatic sprayer puts a charge on the droplets as they leave the nozzle. Because the charged droplets are attracted to surfaces rather than simply falling onto them, they wrap around objects and reach the sides and undersides that a cloth never touches — chair bases, the far side of a door handle, the underside of a desk edge.

That matters most in rooms full of irregular objects: breakrooms, conference rooms, waiting areas, classrooms, gyms and locker rooms. For a flat desktop, a wiped application is perfectly adequate; for a room full of shapes, spraying covers ground that manual work realistically cannot.

Products, dwell time and why both matter

A disinfectant only works if it stays wet on the surface for the contact time printed on its label — the “dwell time.” Wiping a product off early is one of the most common ways a disinfection routine quietly fails. Our crews are trained to the label, not to the clock.

We use products registered with the EPA, including those listed on the EPA’s List N for use against SARS-CoV-2 and products under the EPA Safer Choice program. That combination keeps efficacy where it needs to be without loading shared indoor air with unnecessary chemistry.

Routine programs vs. outbreak response

Most clients run disinfection as a scheduled layer on top of daily janitorial — weekly electrostatic treatment of shared spaces, with high-touch points hit every service. That is the version that prevents problems rather than reacting to them.

When something does happen — a confirmed illness cluster, a norovirus scare in a school, a flu wave through one floor — we can schedule a targeted response without renegotiating the contract. Seasonal add-ons carry no long-term commitment.
