How Often Should a Commercial Office Be Professionally Cleaned?

Most commercial offices need daily service for restrooms, trash removal and high-touch surfaces, plus a deeper pass on floors and common areas two to three times a week. The right frequency depends on three things: foot traffic, facility type, and any industry or compliance requirements that apply to your space.

Frequency by facility type

These are the patterns we see most often across the DMV. They are a starting point for a conversation, not a package — the walkthrough is what settles it.

  • Standard offices, low to moderate traffic: daily janitorial for restrooms and trash, 2–3x per week for floors and surfaces.
  • Medical and healthcare facilities: daily disinfection of clinical and high-touch surfaces, often multiple times per shift.
  • Schools and government buildings: daily service with additional disinfection during flu season or after occupancy spikes.
  • Retail and high-traffic lobbies: daily floor care plus a day porter during business hours.

Split the scope instead of cutting the frequency

When a budget is tight, the instinct is to drop from five nights a week to three across the whole building. That is almost always the wrong cut, because it reduces service on the two things occupants judge a building by within hours — restrooms and trash.

The better move is to split the scope. Keep restrooms, trash and high-touch surfaces daily, and move dusting, detail work and floor care to a lighter rotation. The building reads as clean every day, and the total hours come down.

What actually drives the right number

Three variables do most of the work, and only one of them is square footage.

  • Traffic, not size. A 5,000 sq ft clinic seeing 120 patients a day needs more service than a 15,000 sq ft office with 30 people in it.
  • What the space is used for. Clinical, food-service and childcare space carries requirements that are not negotiable regardless of budget.
  • Who sees it. Space the public walks through sets your reputation; back-of-house space does not, and can often run lighter.

How to check whether your current frequency is right

Two symptoms tell you a frequency is too low. The first is complaints clustering at a predictable time of day or week — Friday afternoons, or every day after lunch — which means the building runs out of clean before the next service. The second is deep-clean work getting harder each cycle, which means daily maintenance is not keeping up and the periodic work is absorbing the backlog.

Neither is fixed by cleaning harder. Both are fixed by changing when the cleaning happens.

Cycles should be set by traffic zone rather than building-wide. Entries, corridors and elevator lobbies need extraction on a short cycle, open workspace on a medium one, and private offices on a long one.
